If I could give RealManage zero stars, I would. Unfortunately, one star is the lowest available—and even that feels generous given my experience with this management company. One of the most frustrating aspects of dealing with RealManage is the apparent lack of responsiveness when legitimate maintenance concerns are brought to their attention. I have repeatedly provided photographs, videos, and detailed explanations of problems within the community that they are contractually responsible for, yet many of these issues either go unanswered or are not addressed appropriately. It often feels as though the management company is operating from its remote office in Coral Springs with little understanding of what is actually happening in the Davie community they are responsible for managing. As long as homeowners continue paying their monthly assessments, the level of care for the community is wholly absent. My most recent experience is particularly concerning. Following a significant rainstorm, I discovered water entering through my roof and accumulating between the roof and ceiling, creating a visible bulge or “pimple” in the ceiling. RealManage was notified immediately. I sent photographs, exchanged multiple emails with them, and even contacted their 24-hour emergency line when water was actively entering my home after hours. Two days later, despite all of that documentation and notification, they still had not arranged for a licensed roofing professional to inspect the problem and determine the appropriate repair. Instead, their proposed solution was to send the community maintenance employee to look at it and apparently make a temporary patch. That raises a very simple question: Would RealManage accept an unqualified maintenance worker performing this type of repair on their own home? The individual responsible for neighborhood maintenance handles tasks such as collecting community debris and trash, picking up palm fronds, doing occasional spot painting, and driving around the neighborhood on a golf cart (the only thing he does effectively well). Those duties certainly don't qualify someone to diagnose and repair a potentially significant roofing and water-intrusion problem inside a homeowner's residence. The fact that this was even proposed demonstrates a troubling lack of professional judgment. RealManage employees may hold LCAM certifications, but based on my experience, the service being provided bears little resemblance to what homeowners should reasonably expect from a professionally managed community. And this isn't an isolated incident. On a previous occasion, I reported another problem at my home that RealManage was contractually responsible for addressing. I provided photographic documentation and repeatedly requested that they take care of it. After receiving no meaningful resolution, I ultimately hired a qualified professional myself and paid for the work out of my own pocket. Ironically, once the work was underway, the community maintenance employee photographed it and reported it to RealManage. RealManage then sent me a formal warning by email and U.S. mail stating that the work had not been authorized and that I was in violation of the community's requirements. So homeowners apparently find themselves in an impossible position: When RealManage is notified of a problem they are responsible for addressing, they regularly refuse to act. But when the homeowner eventually takes matters into their own hands because the problem remains unresolved, RealManage is quick to issue warnings and insist that the work was unauthorized. That is not what I consider effective property management. A management company should be responsive, accountable, professional, and capable of distinguishing between routine maintenance and situations requiring licensed professionals. Homeowners should not have to repeatedly document problems, make emergency calls, send photographs and videos, and ultimately spend their own money simply to get issues addressed. I would strongly recommend not hiring this company.
